5 Critical Steps to Purchasing a Home

How much house can I afford?

You have decided you are tired of renting, and you now want to purchase a home; what’s next? First and foremost, you need to speak with a reputable real estate agent who can recommend a competent mortgage loan person. We need to know our buying power and budget before looking at homes. Why would we look at a $500,000 home when the budget is $250,000? You need to have a number that will work into your budget and not create stress each month. If you qualify for a $3,000 monthly payment, you may feel more comfortable with a $2,500 mortgage payment amount.  Use our mortgage calculator to estimate monthly payments.

What’s critical on your list?

Secondly, make a list of “must-have” features and features that “it-would-be-nice to have. If you need three bedrooms, we should not look at two-bedroom homes, and we can also look at three or four bedrooms homes as long as we are within our budget. It would be nice to have an extra bedroom, but it’s unnecessary.

Location, location, location!

Decide how far you want to travel to work, shop, or entertainment. Record the travel time during peak and off-peak travel times. Automobiles are an expensive commodity, and they need to be replaced and maintained. Your time and the wear and tear on your car are essential points to consider in your home search.  Compare Manatee and Sarasota Counties sold home prices.

Are schools a consideration in your home purchase? If yes, you will want to review available data on nearby schools. Even if you don’t have school-age children, it could be important when you are ready to sell the home.

Community Amenities.

What is critical to you? The following are crucial to many buyers: shopping, near the beach, downtown, mass transit, interstate roads, public library, theater, community pool, playground, jogging or walking trails, boat ramp, 55+, etc.
